Kingsize loft room - 2 adults (1 couple) The King size bedroom has TV and views of the blue mountains (cot can be set up for a young child). Queen size downstairs room - (1 couple) Loft / Library (sleeps 2 children in single fold out beds) There is also a separate cabin available (king size bed) this can only be booked when there is a group of 6 adults. Otherwise this cabin will not be occupied if someone only books the main house.

Occupancy:
Included in the published rate is 2 adults and 2 children. (Maximum occupancy - 8 guests). Of the extra guests 4 may be an adult.
Cancellations:
Loss of deposit. Full booking fee payable if cancelled within a 21 day period prior to arrival date. (please check the cancellation policy for lithgow tourism website they may have a charge) We do not charge full fee if we are notified early enough and can get a booking for the same dates. Cancellation from the date of confirmed booking up to the 21 days prior to arrival $150 - the same applies to change of dates.
The administration fee on refunds is AU$20.00

Children & Extra Guest Policy:
Children welcome ( babies under 12 months and those over 10 years only (younger children may be at risk if playing near pond or dam near the house which is not fenced)- cot available
Children must be supervised at all times when outside
near water features.
Bicycles and fishing gear available to use at the house
Car Parking:
Under cover parking for 2 cars next to the house, other parking also available.

You can catch a train from Sydney to Lithgow or Rydal railway station both are a 15 - 20 minute drive from the station to Kookawood. Taxi available at Lithgow station. full directions and map available upon enquiry
